The Brief

A gas-fired water heater serving Scottish Opera's production studios in Glasgow had burst, leaving the building without hot water. Sensible Building Services was called in to remove the failed unit and install a reliable replacement, restoring the hot water supply with the minimum of disruption to the working building.

What We Did

Our work included:

  • Removed the failed unit: We took out the burst gas-fired water heater and prepared the plant space for the new installation.
  • New Andrews MAXXFLO water heater: We installed a new Andrews MAXXFLO commercial water heater sized for the building's hot water demand.
  • Pipework and controls: We altered the existing pipework, fitted a new mains water kit and isolation, relocated the secondary-return pump and connected the condensate discharge.
  • New flue system: The existing flue was removed and replaced with a complete new system, including a new roof terminal.
  • Commissioning and handover: The system was filled, the hot water outlets were flushed and the new water heater was successfully commissioned by the manufacturer.

The Result

Despite restricted access that called for careful coordination and specialist lifting arrangements, the work was completed to plan and the building's hot water supply was fully restored. Scottish Opera was left with a new, efficient water heater and a compliant flue, backed by a proper commissioning record.
