Why choose Sensible Building Services Ltd?

Sensible Building Services is led by James Dunbar, who spent more than a decade in commercial heating and mechanical services before going out on his own. After twelve years with a previous company, James set the business up to do commercial work properly, with real experience on site and communication clients can rely on. When you call, you speak to the engineer who does the work.

We are a commercial specialist, not a domestic firm taking on the odd commercial job. That focus means we understand plant rooms, cascade boiler systems, air handling and the compliance that comes with non-domestic work. We are Gas Safe registered, REFCOM F-Gas certificated and CHAS accredited, so your gas, refrigerant and health and safety obligations are all covered.

Trust is what the business is built on. Clients get honest advice, real knowledge and a company that keeps them informed rather than leaving them guessing. We do not upsell work that is not needed. We diagnose the problem, explain the options and get on with the job.

From a single boiler service to a full plant room or a planned maintenance contract across your whole building, we deliver work that keeps commercial premises safe, compliant and running. That is the difference between a contractor and a supplier you can rely on year after year.

Frequently Asked Questions

General Questions

What areas do you cover?

We cover Scotland and the north of England, including Glasgow, Edinburgh, Motherwell, Hamilton, Cumbernauld and Falkirk. We are based in Shotts, North Lanarkshire. If you are not sure whether your site is within our area, call us on 07852 465 025 and we will confirm.

Do you only work with commercial clients?

Yes. We are a dedicated commercial HVAC and building services contractor. That focus means we understand the plant, systems and compliance that come with non-domestic buildings, from plant rooms and cascade boilers to air handling and commercial gas.

Are you accredited?

Yes. We are Gas Safe registered for commercial gas work, REFCOM F-Gas certificated for refrigerant and air conditioning work, and CHAS accredited for health and safety. We can provide our registration details on request and issue the relevant certification for the work we carry out.

Do you offer 24 hour callouts?

Yes. We provide 24 hour callouts for breakdowns and suspected gas escapes. Our standard working hours are Monday to Friday, 08:00 to 18:00, and we respond to genuine emergencies outside those hours.

Do you provide free quotes?

Yes. Quotes and site surveys are free of charge and valid for 30 days. Call us on 07852 465 025 or send an enquiry through the website and we will arrange a survey and come back to you with a clear, itemised price.

How do payments work?

A deposit may be required before larger works begin to secure the booking and cover materials. Final payment is due on completion unless agreed otherwise in writing, and payment is made by bank transfer. We set all of this out clearly in your quotation before any work starts.

How often should commercial boilers be serviced?

Commercial boilers should be serviced annually as a legal requirement, although heavily used systems or critical heating installations may benefit from more frequent inspections depending on manufacturer guidance and operating conditions.

Do you provide service reports?

Yes. Every service visit includes clear documentation outlining the work completed together with any observations or recommendations.

Do you offer maintenance contracts?

Yes. Commercial boiler servicing can be included within a tailored Planned Preventative Maintenance (PPM) programme covering your wider mechanical building services.

Can you service multiple boilers?

Yes. We service individual commercial boilers as well as complete boiler plant and cascade installations.

How much does a commercial boiler service cost?

Commercial boiler servicing starts from £149. The exact price depends on the number of boilers, the type of plant and whether the servicing forms part of a wider maintenance contract. We confirm the cost before we attend.

Do you design and install full plant rooms?

Yes. We design, install and refurbish complete commercial plant rooms, including boilers, headers, pumps, pipework, flues and controls, as well as single-boiler replacements. Every project starts with a free site survey.

Do you install cascade and modular boiler systems?

Yes. Cascade and modular boiler systems suit larger buildings, sequencing multiple boilers so the plant matches demand efficiently and keeps running if one unit needs attention. We size and install these to suit your building.

Do you install hot water and calorifier systems?

Yes. Alongside heating we install and connect the associated hot water plant, including cylinders, calorifiers and booster sets, so the whole system is delivered as one coordinated package.

How is an installation priced?

Installation and plant room projects are priced from a free site survey and provided by quotation. We set out a clear scope so you know exactly what is included before work begins.

What air conditioning systems do you install?

We install split, multi-split, ceiling cassette, ducted and VRF systems, from single-office units to whole-building installations. We match the system to how each space is used and the cooling and heating it needs.

Are you F-Gas registered?

Yes. We are REFCOM F-Gas certificated, which means all refrigerant handling is carried out legally and recorded correctly. That matters for both safety and your compliance records.

Do you service and repair existing air conditioning?

Yes. We service and repair commercial air conditioning across all major manufacturers, changing filters, checking refrigerant charge and pressures, cleaning coils, testing controls and diagnosing faults.

How often should commercial air conditioning be serviced?

Most commercial air conditioning should be serviced at least once a year, and systems in heavy use or critical areas such as server rooms often benefit from more frequent visits. Regular servicing keeps efficiency up and protects the warranty.

Do you carry out commercial gas safety checks?

Yes. We carry out commercial gas safety inspections and issue the relevant certification for non-domestic premises such as offices, shops, schools, care homes and industrial units. We are Gas Safe registered for commercial work.

Do you provide gas tightness testing?

Yes. We carry out gas tightness testing on commercial installations, verifying the soundness of the system before it is put back into use and providing the documentation to prove it.

Can you install and alter commercial gas pipework?

Yes. We install and alter commercial gas pipework to standard, and make sure everything is purged, tested and certificated before the installation is returned to service.

What should I do about a suspected gas escape?

Make the area safe and call the National Gas Emergency Service on 0800 111 999 for immediate danger. For commercial gas escape investigation and repair we offer a 24 hour callout, trace the source, make the installation safe and put it right, with everything documented.

Do you install air handling units and ductwork?

Yes. We install air handling units (AHUs) and supply and fit commercial ductwork for new systems and alterations, sized and set up for how the building is used.

Do you service air handling units?

Yes. We service AHUs, change filters, check belts, bearings and dampers, and clean the components that keep air moving efficiently, which also helps control running costs.

Can ventilation be part of a maintenance contract?

Yes. Ventilation and air handling work well as part of a wider Planned Preventative Maintenance contract, so servicing across your heating, gas and ventilation plant is coordinated and documented in one place.

What is a PPM contract?

Planned Preventative Maintenance is an agreed schedule of servicing for your building's plant, rather than waiting for things to fail. It covers your heating, air conditioning, gas and ventilation systems at the right intervals so problems are caught early and compliance is kept up to date.

What does a PPM contract cover?

Each contract is tailored to your building. It typically covers scheduled servicing across your heating, air conditioning, gas and ventilation plant, priority breakdown response and full compliance documentation, all through a single point of contact.

Do PPM clients get priority for breakdowns?

Yes. PPM clients get priority breakdown response. Because we already know your plant, we can usually diagnose and resolve issues faster than an engineer seeing the site for the first time.

How is a PPM contract priced?

PPM contracts are priced by quotation based on the plant in your building and how often it needs servicing. You get a predictable cost and a single contractor for all of your mechanical building services.

Do you install and replace commercial water heaters?

Yes. We supply, install and replace commercial water heaters and calorifiers, sized to your building's hot water demand, along with the associated pipework, flue and controls.

Do you install cold water booster sets?

Yes. We install and maintain cold water booster sets and pressurisation units to keep pressure and flow steady across larger and multi-storey commercial premises.

Do you service hot and cold water systems?

Yes. We service water heaters, calorifiers and booster sets, check the controls and safety devices, and can include this within a planned preventative maintenance contract alongside your heating and gas.

How is water services work priced?

Water services work is priced from a free site survey and provided by quotation, so you have a clear scope and cost before anything starts.
