Floor-Standing Gas-Fired Warm Air Heater Replacement – Scottish Opera Production Studios, Glasgow
During a scheduled service visit at the Scottish Opera Production Studios in Glasgow, our engineers identified a serious safety issue affecting the building's heating system.
While carrying out the annual service of an existing floor-standing gas-fired warm air heater, we discovered that the primary heat exchanger had cracked. This fault was allowing products of combustion to leak into the heated air stream supplied to the occupied workspace, creating an Immediately Dangerous (ID) situation.
Following industry procedures, the appliance was immediately isolated from the gas supply and taken out of service to eliminate the risk to building occupants.
As the heater served the production paint shop, maintaining a suitable working temperature was essential to support painting operations and minimise disruption to production. Following discussions with the client, Sensible Building Services proposed the immediate replacement of the existing heater with a new Powrmatic CX 175 kW gas-fired cabinet heater, providing a safe, reliable and energy-efficient long-term solution.

The Challenge
The project began as a routine planned service but quickly became an emergency replacement.
Inspection of the existing warm air heater identified a cracked primary heat exchanger. A defect of this nature allows dangerous combustion gases, including carbon monoxide, to enter the heated air supplied throughout the building and represents a significant risk to anyone occupying the space.
The appliance was classified as Immediately Dangerous (ID) and isolated immediately.
Although this removed the immediate safety risk, it also meant the production paint shop was left without heating. Maintaining the correct ambient temperature was essential for painting processes and the continued operation of the facility, making a rapid replacement critical.
Our Solution
Following the emergency isolation of the existing appliance, our engineers worked with the client to specify a replacement that would restore heating as quickly as possible while improving long-term reliability.
A Powrmatic CX 175 kW gas-fired cabinet heater was selected as the most suitable replacement for the building's heating requirements.
The scope of works included:
-
Diagnosing the fault during a scheduled service visit
-
Classifying the appliance as Immediately Dangerous (ID)
-
Isolating the gas supply and making the installation safe
-
Providing a detailed quotation for replacement works
-
Removing and responsibly disposing of the existing heater
-
Installing the new Powrmatic CX 175 kW gas-fired cabinet heater
-
Reconnecting the gas supply and associated services
-
Testing and commissioning the new installation
-
Carrying out combustion analysis and operational safety checks
-
Completing final handover with the client
Every stage of the project was carefully planned to minimise disruption while restoring safe and reliable heating to the production facility as quickly as possible.

The Result
The replacement was completed successfully, with the new Powrmatic heater fully commissioned and returned to service.
By identifying the cracked heat exchanger during routine servicing, a potentially serious safety issue was resolved before it could place building occupants at further risk. The rapid replacement also ensured that the production paint shop could continue operating at the temperatures required for painting processes, helping minimise disruption to the client's operations.
This project demonstrates the value of regular planned servicing. Routine maintenance not only helps improve efficiency and reliability but can also identify safety-critical faults before they result in equipment failure or risks to people working within the building.
